The next AIIMS office is not being planned as an office.
AIIMS Group has confirmed a major upgrade to its UAE headquarters inside Dubai’s FinTech Hub, with the completed environment planned to operate as a regional marketing, creator, production and business-growth centre from early 2027.
The development is intended to connect disciplines that are commonly separated across suppliers and locations: strategy, search, performance media, artificial intelligence, ecommerce, web, social, video, podcast production and client collaboration.
Future concept renders outline hospitality-style meeting areas, collaborative workspaces and specialist creator environments. The renders communicate the intended direction of the project and should not be presented as completed photography.
The purpose
A regional command centre for decisions and production.
Dubai has become a critical operating point for companies expanding across the UAE, Saudi Arabia, Bahrain, Kuwait and connected international markets. For AIIMS, the investment is about shortening the distance between regional strategy and the work required to execute it.
A client entering the new environment should be able to move from a commercial discussion into content planning, campaign development, technical implementation or media production without rebuilding the brief across a chain of disconnected partners.
The same principle sits behind AIIMS Group’s wider infrastructure model: the closer the disciplines are to one another, the less context is lost between strategy and delivery.
Production-first infrastructure
Regional brands need more than meeting rooms.
Modern growth programmes require a constant supply of usable media. Executive interviews, podcasts, product content, campaign advertising, social-first footage and market-entry communications can no longer be treated as occasional extras.
The Dubai development is therefore being planned with production, podcast and creator capabilities as operating infrastructure. The aim is not to reproduce the Sydney office in another country, but to build an environment suited to the pace and expectations of the Middle East market.
The network

AIIMS Group was founded in Australia in 2010 and now operates across Australia, the UAE, New Zealand and international markets. The Dubai upgrade strengthens the group’s ability to support regional work while drawing on wider search, performance, technology and production capability.
The value of a global network is not the number of locations on a map. It is whether a client can enter through one market and still access the right expertise, production capacity and commercial context across the group.
Next stage
A clear timetable, with the work still ahead.
Construction, specialist installation and equipment planning will proceed toward the early-2027 target. Future updates should distinguish clearly between approved concepts, active construction milestones and completed areas.
When activated, the headquarters is expected to support regional and international clients from one combined marketing, media, AI and production environment.
AIIMS Group is not building another office. It is building a regional growth engine.
